2023 Transformative Development Partnership

Bolstering BIPOC neighborhood-focused developers to further equity and affordable development

The Guild and The Center for Community Progress are partnering to deliver the 2023 Transformative Development Partnership (TDP) which will support the work of community-focused BIPOC real estate development organizations across Georgia. The 2023 program will seek to continue the success of the previous cohort and expand from 5 developers in the Atlanta region to 12 developers, CDCs, and land banks across Georgia.

The program will provide the cohort with pre-development grants to support their active projects, host convenings that cover key topics, and provide opportunities for knowledge sharing and partnership between the cohort and support organizations including land banks and municipalities.

2023 Transformative Develop Partnership (TDP) Program Schedule and Overview

Atlanta, GA - July 17, 2023

  1. Welcome/Introductions/Breakfast
  2. Shared Challenges and Successful Solutions
  3. In this session, the TDP developers will discuss the barriers and opportunities for affordable infill projects in the greater Atlanta area. The discussion will cover topics such as land availability, funding and financing, zoning policy, and more.

  4. Land Banks in Local Development
  5. This session will create a space for land banks, land trusts, and developers of color to discuss opportunities for collaboration and partnerships that reduce development costs and increase affordable real estate outputs. The session will also cover current partnerships between land banks and developers that support converting vacant properties into affordable housing and commercial space for local businesses and organizations.

  6. Exploring Capital Stacks
  7. In this session, local funders and lenders will share their funds, programs, and loan products focused on supporting developers of color. TDP developers from the current and previous cohorts will share details on their projects, and provide insight into their capital stacks, proformas, and how it affects them at the organizational level.

  8. Community Engagement & Community Ownership
  9. This session will cover community ownership models of real estate development. It will also cover methods of community engagement that leverage the voices and experiences of community members into the development process. The cohort will have the opportunity to share and discuss where they are in their process of supporting community ownership and engagement, including challenges, desires, and opportunities.

Online Regional Gathering - August 14, 2023

This Zoom session will bring together TDP cohort members from different areas across Georgia. Breakout sessions will be held to allow cohort members with shared interests to directly engage and build partnerships.
